    Yes. Art deco walk-up blocks are a defining part of Elwood and a core part of our strata work. We quote the common property and exterior as a single itemised scope, coordinate directly with the owners corporation and managing agent on approvals, notices, access and parking, and stage the program entrance by entrance so residents keep using the building throughout. Curved render, banded parapets and steel-framed windows are each specified individually, never averaged.

    Salt carried off the bay settles on render, timber and metal, and paint applied over it fails early. On Elwood exteriors we wash salt residue off before any sanding, take failed film back further than an inland job would need, prime bare timber and metal the same day it is exposed, and choose the exterior system for coastal exposure rather than defaulting to one product.

    Some do. Streets near the Elwood Canal sit on low-lying land, and damp shows up in period brick and render as blistering, bubbling and salt staining low on the walls. Paint alone does not fix damp. We identify it at the walk-through, tell you plainly if the underlying cause needs attention first, and specify breathable or salt-tolerant systems where they are the right answer rather than sealing the problem in.
